Utilizing creative and innovative technology for real estate marketing is one of our favorite strategies at P11. That’s just what we did for Alexan Main Street — a new multifamily community in Bothell, WA. The objective was to wow prospects by increasing engagement with the brand and ultimately guiding them through the leasing funnel to book a tour and apply. We developed two custom experiences to elevate interest during the preleasing phase. The user experience launched by a QR code takes the audience to a custom landing page with a “Wow” welcome message from the property’s mascot, Bailey – a talking dog who lives with his owner at Alexan Main Street. We worked closely with the client to develop the perfect dog persona that resonated with the property brand that’s close to nature and the Sammamish River. Bailey was a charming solution and linked to the augmented reality (AR) experiences, including a scalable, life-size 4D/AR floorplan walking tour, plus an option to take Bailey home and experience him in your own space. The result is bringing the community increased engagement and buzz amongst prospects.

The user interface utilizes breadcrumb links that provide critical decision-making information to enhance the user’s connection while in the experience, resulting in a 68% conversion rate. We guide them to specific website pages to help them make their leasing decision with calls to action that immediately feed the prospect’s curiosity: floorplans, amenities/features, neighborhood map, image gallery, and contact us to reach out to tour, apply, or lease. Duration time on these pages has doubled, with a 10%+ increase in conversions due to this addition to all marketing efforts.
